CAUTION

Many unmarried couples purchase a house or other assets together, without knowing what will happen if the two of them ever decide to go their separate ways. Unmarried couples lack many of the legal protections of their interests that married couples have. For example, if you co-own a house and then separate, if you can't reach an agreement on how to divide your house, the court will order that it be sold at a sheriff's sale. This is called a Partition Action. I can help you avoid this by drafting a Domestic Partnership Agreement, which spells out how your assets will be divided if you ever separate.
Buy/Sell Transactions
Whether you are the buyer or the seller, in a For Sale By Owner or a Realtor-assisted transaction, I can make the process easier. I will assist you at every stage, from the offer to purchase through the closing.
Document Drafting
If you need a document prepared to change or correct the title to your home, I can assist you with that.
Common Document Types
A Land Contract is an agreement by which a buyer pays the seller for a piece of property over time. Both the buyer and the seller have an ownership interest in the property until either the buyer completes the payments or the buyer defaults on the contract.
A Quit Claim Deed is a document which transfers all of your interest in a property to someone else. You are only transferring whatever portion that you own. For example, if you only have a 2% interest in a piece of land and you sign a quit claim deed to John, John now owns your 2% interest. Or, if you own a house but there is a mortgage owed against it, and you transfer it to John by quit claim deed, John's ownership is also subject to the mortgage.
A Warranty Deed is a document in which the seller is guaranteeing to the buyer that he is getting the property free and clear, with specified exceptions. If a seller signs a warranty deed, and doesn't tell you about a lien against the property, the seller can be sued for the amount of that lien. During a normal buy-sell transaction, the property is transferred by Warranty Deed.
